Located on the southeast corner of I-17 and Happy Valley Road. The total site are is 82.64 acres with over 800,000 SF in building area.  Tenants include Walmart Super Center, Lowe’s, TJ Maxx, Roomstore and Staples.

Optimus provided all facets of site civil engineering from due diligence studies to construction completion.  One of the major features of this project was the preparation of a Hydrology report identifying offsite flows as far north as Jomax Road.  This report has been used as a master guide by numerous consultants on multiple nearby developments that followed this project.  Another feature of this project was the design of 1/2 mile long twin box culverts to accept the offsite flow that was impacting this site and consequently opened up the entire 100 acre site for prime development.
